A pre-sale, "home-check" inspection can benefit both the seller and realtor by selling listings faster. A home purchase is the biggest purchase of a lifetime and relatively small problems like a heating unit that needs service or a fireplace that needs minor repair has the potential to turn into a deal-killer, especially in a buyer's market. This newsletter includes information on how to minimize some of the anxiety and stress of potentially deal-killing surprises.

Home sale transactions often fall apart if there are unanticipated problems discovered during the buyers' inspection of the property and the seller and buyer fail to agree on a remedy. Unexpected problems can also increase the seller's stress and anxiety due to delays in closing, the need to make last minute repairs, or having to consider a lower price for their home.

The defect shown here was found in a recent pre-listing inspection and alerted the seller to a serious and potentially dangerous problem. This would have surely made negotiations with a buyer interesting! Finding out about problems before the home is on the market allows the seller to have the issues corrected in advance, on their own schedule.

A pre-sale inspection of the property can be an advantage when it comes to pricing, marketing, and negotiaions. Following are some common issues that may impact a home sale; most are simple and easy to correct:

  • Touch up peeling paint or stain at the entrance to the home (especially the front door and porch)
  • Inspect and touch up if necessary, window caulking and door seals
  • Look for signs of mold and pest problems and have them mitigated
  • Look for signs of roof leaks and lifting or missing shingles
  • Repair any leaking and/or dripping faucets or toilets
  • Repair any broken fixtures or appliances
